With much anticipation surrounding new credit scoring algorithms in the US, experts agree that most consumers will see a hike in their scores across the three bureaus; Experian, TransUnion and Equifax.  The 202-page bill, the Comprehensive Consumer Credit Reporting Reform Act, (H.R. 5282) was passed in an effort to more accurately measure credit risk, the new models will focus on trended data and repayment history, while culling the less reliable information. Much of today’s errand reporting results from public records that can be less accurate and difficult to link to individual consumers.

By eliminating this public records data, civil judgments such as tax liens for example, will also be removed from consumer credit files.

In addition, medical collections will no longer burden the new reporting models. With countless consumers confused by the insurance billing process and which party is responsible for what portion of the payment, collections will not be reported until they’ve reached a much more mature period. A recent report by the Consumer Finance Protection Bureau outlined many insufficient quality control systems and a number of problems with how the bureaus are currently reporting those important 3-digit credit scores.

What does this mean for you?

Some experts believe it could boost individual credit scores by as much as 40 points or more. Credit history and scoring is among the most important qualifying component when seeking approval for home mortgage financing. Your credit score dictates everything from the amount of money you can borrow, to your interest rate and repayment terms. In many cases, a 40 point swing in credit score will mean the difference in whether the applicant is approved or denied home loan eligibility.

We’ve been lucky the past decade, but Mother Nature may spin a few storms our way this season.

As always, we’ll hope for the best and prepare for the worst. So, when there’s even a mention of a storm, put on your work clothes and get to work immediately.

Before a hurricane hits land, make sure you have the items on this list checked off and completed:

Your Home:

  • Examine rain gutters
  • Prepare and test generator
  • Prepare lanterns and flashlights
  • Bring any projectiles inside
  • Trim branches and remove dead trees
  • Reinforce windows and doors (including garage doors)

Your Health:

  • Organize vital medication
  • Purchase non-perishable food
  • Prepare at least 3 gallons of water per person (24 bottles per person)
  • Freeze plenty of water bottles and have a cooler ready

Generator: Buy fresh gasoline and test prior to the storm. Remember to NEVER try to power a house by plugging a generator into a wall outlet.

Safe room: Consider building or devising a FEMA safe room ICC 500 storm shelter designed for protection from high winds and flooding.

Rain gutters: Clean and secure rain gutters to prevent external damage from loose pipes and clear any clogs to prevent water damage.

Outdoor Furniture: Bring it all inside or store in the garage immediately. Do not wait for winds to pick up, by that point, it could be too late and highly dangerous.

Cooler: In case of a power outage this cooler can store perishables from your refrigerator and freezer. Use frozen water bottles instead of ice, as they thaw they can be used as drinking water.

Medication: Refill prescriptions immediately and have basic first aid on-hand.

Food: Non-perishables – can goods, can soups, crackers, granola/protein bars, fruit (apples, oranges and bananas), preserved meat (jerky), nuts/trail mix, peanut butter, bread, canned/powdered milk, individual packets of mayo/mustard for tuna/chicken salad and sandwiches. Don’t forget salt and pepper! And, dare we say, a little red wine.

A home should be more than just a structure. It is your retreat from the world.

If you’ve ever purchased a home, you know it’s not just about what you see… it’s about how you feel. That’s why realtor Helen Lynch goes beyond the updates and staging when selling a home. She recognizes the important role energy plays in feeling at home.

You cannot see energy with the naked eye, but you can certainly feel it.

The energy left by the previous tenants is called an “imprint.” It’s not necessarily bad or negative energy. It may be a combination that does not align with that of new buyers. This can lead people to feeling off or even uncomfortable in a home, despite no visible factors.

Three ways to cleanse your home:

1. Open the windows

A recommended method for first-timers is to simply open the windows and use your hands, a broom or large poster-type board to “swish” or “shoo” the energy. Visualize the negative energy leaving through the windows.

2. Burn some Sage

Place the herbs in a heat proof pot or bundle them with twine. Use a small flame and extinguish it when smoke appears. You can place the sage in one spot and allow the smoke to billow throughout your home or carry it around from room to room. Rose, lavender, frankincense and patchouli are other herbs/oils that are said to be specific for energy cleansing.

3. Incorporate Salt Lamps

Himalayan salt lamps are said to cleanse, deodorize and reduce allergens as well as balance energy. Salt lamps purify air through the power of hygroscopy, meaning that they attract water molecules from the surrounding environment then absorb those molecules – as well as any foreign particles they may be carrying – into the salt crystal

There are many ways to remove energy from your space, which can go a long way in restoring balance and harmony in your life as well as that of other family members. It may not be something everyone believes in the practice, but when a home needs to be sold quickly, buyers are often in a position of “We’ll do anything.” Helen recounts of a property that was on the marketing for over three months. She asked the sellers if they would be interested in an alternative method, they agreed. Within three days of the cleansing, contracts were signed and the property was sold.

Whether it is understood, or not, there is something that Anne Mcdonough’s services provide that go beyond what the eye can see. The practice has aided in the sale of many homes.

baseball field legacy paul mcgarigal

The term “legacy” comes up often in my social circle. What can I, or my family, do to leave a lasting legacy donation that will benefit my community – forever?

I am a current board member of the Dr. P. Phillips YMCA. The children of our community, are the future. I think there is a large part of our community that don’t realize there are thousands of kids and families that have need for financial help.

How did I leave my legacy?

My most recent and largest to date community donation is a $500,000 endowment to the Dr. P. Phillips YMCA.

A brand new 3,000 square foot child development center (part of the $10,000,000 expansion going on now) will be named the Paul McGarigal Family Child Development Center upon completion in next few months.

How did I do it?

I funded this donation through an irrevocable trust and purchase a $500,000 life insurance policy that will go directly to the YMCA upon my death. This will fund about a 5% return each year – $25,000 – which will be needed to continue serving all the kids that go through my Paul McGarigal Family Child Development Center – forever.

How you can too:

Since I started this foundation donation at the DP YMCA, we’ve had a combined $2,300,000 of additional legacy gifts from some of the most generous and thoughtful people in our community! So if anyone reading this and would like to explore how to leave a Legacy Gift to a great cause like the dpymca you are welcome to contact Mr. Ryan Smith – Executive Director at the Dr. P. Phillips YMCA (407) 351- 9417 he would be happy to help you leave your legacy.

Let’s face it, life is short. And, when it’s all over, we want to be remembered for doing something great. The question is: What do I do? Followed by, how do I do it?

Here a few key questions to help YOU get started:

What are you passionate about?

Think about what grabs your attention so deeply that you struggle to take it back and direct it toward something else. An area that sparks your imagination and drives you. It could be the environment, animals, sports, politics, technology, community, or anything else!

Who or what needs your help?

Now, how can you help in this area? Find an area or organization that appeals to you. It could be an existing organization like the YMCA, Boys and Girls Club, WWF, PAC, league, etc. Or, you could start your own.

Where can you help?

Perhaps there needs to be more awareness about the topic, you can lead and fund a campaign to spread the knowledge. Or maybe, the location needs improvements – funding a new development is an incredible way to do good and leave your mark. Can you imagine? There will be a wall with your name on it for decades to come.

One of the most important things to do when selling your house is to de-personalize it.

It is very difficult for home buyers to envision their lives in a home when it is riddled with photos, personal belongings and an aesthetic that’s drastically different from their own.

The more personal stuff in your house, the less potential buyers can imagine themselves living there. Staging means arranging your furniture to maximize the space in order to best showcase the floor plan. Consider hiring a home Stager to show off the full potential of your home.

Buyers are more willing to accept staged home’s faults. If the design of the staging mirrors the buyer’s taste that often impacts the amount they are willing to spend.

Photo and video should be taken of the staged home for use in further marketing the home. In a poll of Florida realtors, 46% said buyers are more willing to walk through staged home they view online.

The most important rooms to stage are:

  • Living room
  • Kitchen
  • Master bedroom
  • Dining room
  • Bathroom
  • Children’s bedrooms
  • Guest bedroom

Sally and Chris Kamrada are an unlikely duo but they have one thing in common: talent.

Sally Kamrada is a longtime Dr. Phillips resident and real estate agent with over 18 years of experience. She has seen much success in the SW Orlando market due to her energy, creativity and professionalism. Not only is Sally a real estate rockstar, she is also the mother of one.

Chris is Sally’s son. He was raised in Dr. Phillips, and it was here that he learned valuable lessons that now come into play on his road to fame. See, while Sally is busy rocking the real estate world here in Orlando, Chris is off rocking the world onstage as a drummer.

He has played worldwide with bands/artist such as There For Tomorrow, Before You Exit, Sleepwave, Saints of Valory, VersaEmerge, The Dangerous Summer & Yuna. He has performed at a number of festivals including Austin City Limits, Soundwave, Aftershock, Rock on the Range, multiple summers playing on the Vans Warped Tour & supporting The Rolling Stones on their 2015 summer tour.

He’s Dr. Phillips’ very own rockstar and we couldn’t be prouder. But, the success hasn’t gone to his head. Just checkout the video above and you’ll see exactly what we’re talking about.
